    I've got 2 indoor kittys (Orange tabby [smartest cat ever], Maine Coon Tortoise Tabby) and a 25 pound Outdoor Tuxedo. The 2 indoor cats keep the dust bunny population at bay where as the outdoor beast/cat works on keeping the squirrels, voles, mice and local feral whores game-fully occupied. He wont f*** with the groundhogs though. I think one bit a chunk out of his ear last year and that was enough for him. I love everyone of them.

    How expensive is mudjacking? Does it last forever? In Calif we would need to disclose this when we sell, do you have to?

    Ive had the foundation jacked twice and about a 30 square foot area of my exposed agg driveway done also. All three times it was due to my rodent problem.

    That being said, technically, In the Commonwealth of Virginia, I DO NOT need to disclose it prior to selling it because of the cause. It was due to pests and not poor substrate or substrate management like lack of proper drainage, incorrect compaction or improper substrate materials...etc. All undermining was done by an outside, independent source and not poor site prep or long-term poor management. Now if it was anything "other than" a rodent, I would absolutely need to divulge it by law and without question. Especially if its a water or drainage issue. Personally though, I will list it when we do sell in 10 or so years because I'm a stand up guy like that. That and believe it or not depending on what type of stabilizing medium is used, it IS considered an "improvement" to the foundation and/or whatever structure your leveling.

    I had 4000psi w/air Fiber Reinforced Concrete (FRC) done to the driveway which was $3600 turn key in 2007 which was no biggie labor wise. In 2009 I had 5000psi ECC Concrete, which was a pretty new product at the time, pumped under 16 Linear feet of foundation for just over $10k. In 2011 I had the same 5000psi ECC hybrid mix pumped under 22 linear feet of foundation for $17k. Both foundation lifts required the dig to be almost 6 feet deep with most done by hand (because of a Nat Gas Line and later a 600 amp SE) to hit clean, undisturbed compacted soil. So the bulk of the coin was labor charges including temp shoring. My homeowners Ins covered about 40% of the totals.

    For me, it should last forever unless the friggn Groundhogs start growing Tungsten Carbide claws and decide they want to F with me some more. Lol. But that wont happen because I have a permanent fix for them.

    Very astute of you to make an insurance claim. Why did they only pay 40%? 5,000psi must set up in minutes. Do you get a sample of the concrete and get it analyzed for 5,000psi? Permits involved?

    Insurance gave me a few options on payment and I went with the one that didnt jack (pun) my rate long term. Thats when a rodent issue becomes a problem versus a water issue. Its not like you can slap some dirt here or there, do a few lifts and call it fixed. Rodents will leave, come back and screw up another spot.

    The 5000psi is its breaking or tensile strength after a full set, usually 30 days of curing will achieve around 70% give or take (unless an excelerator is used). Its got nothing to do with speed of set. You may be thinking about "Slump" which is common indicator of how wet or what the moisture content of the mix is. In general Dryer mix= faster/weaker set & Wetter mix= slower/strongest set. These pours were pretty wet because of the nature of the job. On the foundation pours, I had 4 cylinders pulled and breaks were done at day 7 and at day 28 through a independent Engineering Firm. The Insurance company required it for payment. The crew added elasticizer to aid in pumping it through the trunk. Pretty common stuff. I didnt care what the breaks read as long as the concrete mix wasnt to 'hot' or old when the truck showed up. Technically speaking, 5kpsi concrete was way overkill for a wall carrying such a small load. But its better to go overboard than under with these things.

    Yep, permits for everything. The Contractor did all the permit legwork for me. I wasnt about to go stand in line at the Permiting office for their work. Screw that. Work is also warrantied for 20 years.

    I'm not a Rolex guy either. I had an opportunity to get a Stainless Yacht-Master about 4 years ago, not the YMII. Had a silver dial which I liked. I hate their 2 tone models and not willing to spend on a precious metal version which they make a ton of, limited productions in SS which is irritating. I liked the Milgauss (1000 Gauss resistant), but Omega now has an Anti-Magnetic Aqua Terra which can resist 15,000 Gauss! I rather get as I'm a huge Omega fan.

    I like Zenith, make their own movements and are a Classic brand but those Xtreme models are ugly.
    Would love one of their El Primero Tourbillon models.

    To keep these animals from burrowing, would it be feasible to dig a two inch wide trench, that's maybe 2-3 feet deep, around the foundation and insert something strong like chain link fence in the trench? A day laborer wouldn't cost much, nor the material.
